While at Challenger Geomatics, James Mazak of Synergy Planning Inc. was hired by a developer to prepare and coordinate a subdivision application that would enable the condominium development to be constructed in phases. Mr. Mazak, through his knowledge and experience with condominium type developments, proposed a blended condominium solution, whereby the individual building areas would be created through a bareland condominium plan connected and accessible by public and private easement agreements versus traditional subdivision or conventional condominium plan.
The blended bareland condominium approach avoided the dedication of internal public roads, associated building setbacks, and also provided for flexible phasing to allow for construction based on realistic market absorption.
