While at Challenger Geomatics, James Mazak led the planning team designing and presenting a 6 lot Bareland Condominium Commercial Development and Boundary Lot Adjustment for the benefit of the Centennial Village Retail Shopping Centre, which was approved by Okotoks Municipal Planning Commission. The Centennial Village Retail Shopping Centre (formerly the Westridge Commercial Site) which now consists of approximately 100,000 sq.ft. of built commercial retail space.
The most interesting feature of this project was that all the internal roads and retail centre parcels were created under a bareland condominium (to be managed by the Client) versus the traditional subdivision to create fee simple lots with road dedication. The boundary lot adjustment component was also equally interesting and enabled critical infrastructure to remain in place that had encroached into our Client’s parcel prior to the subdivision approval.
